POLICIES

CHECK IN: 4 PM
CHECK OUT: 11 AM

On the day of your check-in you will receive your DOOR ENTRY CODE via email shortly before 4 PM check in time.
IMPORTANT: If you do not receive your access code email by 4:30pm, please call us immediately before we close at 5pm.

Due to the Hill Country location of our rentals, you may encounter wildlife (Snakes, Deer, Raccoons, Squirrels, Possum, Birds (including Hawks), ETC). Please be aware of your surroundings, take caution while driving at night, and supervise your children at all times while they are outdoors. In addition, all properties do utilize pest control services on a regular basis BUT this does not guarantee pests or bugs will not be visible. This includes but is not limited to: ants, snakes, spiders, scorpions, beetles/roaches/water-bugs, mice, or flies.

Rental Agreement

Travel Insurance

Rental Guardian Insurance – Nationwide® Travel Insurance protects your vacation investment against unforeseen events like a hurricane, sickness, injury, flight cancellation, job loss and much more.

If you have purchased travel insurance you may submit a claim to Rental Guardian by visiting https://absolutecharm.rentalguardian.com/ and giving them your Absolute Charm booking number and coverage ID. Cancellation Policy

IF YOU CHOOSE NOT TO PURCHASE TRAVEL INSURANCE, WE ENCOURAGE YOU TO REVIEW OUR CANCELLATION/MOVE POLICIES BELOW.

Please read policies below to determine which cancellation policy applies to your reservation

For your protection and ours, ALL cancellations MUST be made in writing via email, by responding to your confirmation. Your cancellation request will be handled in one of the following ways:

30 Day Cancellation Policy

ANY request to cancel or move your reservation for any property with 3 or more bedrooms must be submitted 30 days or more in advance of your arrival date, At 30 days and within you are fully responsible for the ENTIRE amount of the reservation.

Cancellation requests submitted 30 days or more in advance of your arrival will only incur a $35.00 cancellation fee per property and the deposit (minus the cancellation fee) will be refunded to the same credit card we originally charged.

14 Day Cancellation 

Cancellation requests for properties that do not fall under the 30 Day Cancellation Policy mentioned above, MUST be made 14 days or more in advance of your arrival, within 14 days of your arrival date you are fully responsible for the ENTIRE amount of the reservation.

Cancellation requests submitted outside of the 14 day window will only incur a $35.00 cancellation fee per suite/property, and the deposit you made at the time of the reservation (minus the cancellation fee) will be refunded to the same credit card we originally charged.

Any request to change rooms, and/or reservation dates will result in a $35.00 move fee pursuant to the policies above.

We will email you a Cancellation Notice for your records once your request is processed.

Rates

All properties are quoted for single/double occupancy. Taxes (city and state)and processing fees will be added to the rates quoted. Additional guests beyond 2 will be charged $35 per person per night.

All properties require a two night minimum stay. Some of our properties allow for a one night stay during the week (Sunday through Thursday) but at the higher weekend rate. Moving from room to room for purposes of determining the length of your stay is not allowed. For example, if you stay one night in one room and then move to another room that does not qualify as a two-night stay.

One night stays may be booked online or feel free to give us a call (830.997.2749) or send us an email (info@absolutecharm.com) anytime, and we will do our best to accommodate you.

Children and Pets

Children and pets are allowed at some of our properties, but only if it is specifically mentioned on that room’s page and on the Kid Friendly and/or Pet Friendly page. Please call us (830-997-2749) if you need guidance on which rooms will allow children and/or pets.

Pets, if allowed (see above), there is a $45.00 per pet, per night fee at each property. This fee covers standard cleaning up after your pet(s). If your pet(s) cause any damage to the room or its furnishings, you will be charged the cost of the damages incurred. The fee for bringing an undisclosed pet is $200 per night/per pet. No exceptions.

Children, if allowed (see above), ages 4 and under are free. Children ages 5 years and older will be charged at the adult rate of $35.00 per person. Again, not all properties are able to accommodate children so please double check the page of the property you are choosing to see if children are allowed.

Group Policies

Fredericksburg city ordinance strictly prohibits weddings and parties within residential neighborhoods. Any violation of observance of city rules can result in a fine.

Group party size must be confirmed 10 days prior to arrival.

No Split Bills! If you are sharing the fees for a room or rooms, please put the charges on one person’s card and split the bill among yourselves.

You agree that any loss or damage to the property will be billed to your credit card by Absolute Charm. Guests are financially responsible for any damages done to the B&B or any of the property’s contents. Any excess cleaning will be billed to your credit card at an hourly rate of $25.00.

Fines

1) Undisclosed Guests:

Our rates are based on double occupancy meaning the rates shown are what we charge for either one or two people. After the first two guests, we charge an additional $35.00 per person per night. We understand that plans do change, so just please be SURE to let us know immediately if your party size has changed from what you originally indicated. If it is determined that you have brought more guests than originally indicated, a $200 fine per guest will be incurred and will be charged to the card on file for the reservation.

2) Undisclosed Pets:

Pets are only allowed at a few of our properties, and only if it is specifically indicated on that room’s page. Some rooms also have weight limitations on pets. For those rooms that do allow pets, there is a $45.00 per pet, per night fee. Whether or not the property actually accepts pets, a $200.00 fine per pet will be charged to the card on file for the reservation if you bring an undisclosed pet(s).

3) Fine for Smoking:

Smoking is NOT allowed inside any property as all of our B&B’s and Vacation Rentals are non-smoking. Smoking inside ANY Absolute Charm property will result in a $200 fine, which will be billed to the credit card on file for the reservation.

4) Candles Not Allowed:

Please note: For your safety and the safety of all our guests, absolutely no candles are permitted to be used in any of our properties. Damages to our rooms or violation of any of our policies, including those shown above, will result in a minimum $200.00 fine.

Damages

You agree that any Loss or Damage to the property will be billed to your credit card by Absolute Charm. Any excess cleaning will also be billed to your credit card at an hourly rate of $25.00.

Hot Tub Rules

If you leave the lid up or off after you leave the hot tub, the tub will fill with leaves and debris and will need to be completely drained.

If the weather is hot, guests often choose to lower the temperature while they are in the tub. That is fine, but you MUST raise the temperature when you leave as the tub cannot stay below 98/99 degrees for long (body temperature) before bacteria begins to grow.

NEVER, ever put any type of bubble bath or oils in the hot tub. The tub makes bubbles via the jets. Oils or bubble bath will cause the tub to have to be drained immediately.

Finally, PLEASE remove all makeup and body lotions/oils before entering the tub as well so it will stay clean and nice for everyone. A layer of scum will appear in the tub if you enter it wearing makeup and/or oils.

A $75.00 hot tub cleaning fee will be imposed if these rules are broken and we have to drain the hot tub during or immediately after your stay. We do not want to do this, so please help us keep the hot tub nice for everyone.

Bedwetting and Linens

If you bring children, or anyone, who wet the bed there will be a $50.00 fee per bed which has been wet. Also if sheets are ruined by spilling wine, coffee, blood, etc. on them a $50.00 fee will be charged to cover a portion of the cost to replace each set of sheets ruined. Accidents do happen; we simply ask you to reimburse the owner for your accidents that cause out-of-pocket expenses.

Payments

We accept Visa, MasterCard, American Express, Discover, Money Orders, Cash and Absolute Charm Gift Certificates purchased from Absolute Charm. At the time of booking, 50% of the total amount is due. If you are making a reservation within 14 days (30 days for group properties) of arrival then your entire balance must be paid in full.

You agree to authorize Absolute Charm to charge the remaining balance due to the credit card on file 10 days (30 days for group properties) before your arrival date. If card declines, you forfeit your deposit and your reservation is subject to cancellation. If you would like the remaining balance to be charged to a different card, it is YOUR responsibility to contact us with the new information prior to the deadlines above.

No Split Bills! If you are sharing the fees for a room or rooms, please put the charges on one person’s card and split the bill among yourselves.

Security and Privacy Policies

Your payment and personal information is always safe. Our Secure Sockets Layer (SSL) software is the industry standard and among the best software available today for secure commerce transactions. It encrypts all of your personal information, including credit card number, name, and address, so that it cannot be read over the internet.

We respect and are committed to protecting your privacy. We may collect personally identifiable information when you visit our site. We also automatically receive and record information on our server logs from your browser including your IP address, cookie information and the page(s) you visited. We will not sell your personally identifiable information to anyone.

Taxes and Fees

The State of Texas and City of Fredericksburg impose 13% lodging tax on every stay. In addition, Absolute Charm charges and retains a 5% fee in exchange for the services we provide in facilitating your transaction. There is no additional fee for booking your reservation by phone versus booking online.

Lost Items

If you leave items in your room, give us a call and we will send the items to you via US Postal Service via priority mail or overnight service…your choice. You will be charged the exact amount the Postal Service charges PLUS a $10.00 handling fee. Items not claimed within two weeks will be donated to charity.

Absolute Charm is not responsible for any items left behind.
